SCC Construction managed a design-build project at 320 Granville, located in the Bosa waterfront building. We created a seamless link between the interior tenant improvement and the building’s exterior, incorporating curves to complement the overall look. From concept to completion, we worked closely with the client to transform an empty shell space into a functional environment catering to future tenants’ needs. Our in-house team ensured efficient project management and construction, delivering a tailored workspace that reflects our commitment to excellence.

The 320 Granville project began with the mobilization phase, establishing the necessary infrastructure and resources on-site. This was followed by setting up the site layout to organize work zones and ensure efficient operations. The initial phase also included the decommissioning of outdated electrical systems, which prepared the space for new installations. Framing work was then carried out to build the structural framework, setting the stage for subsequent trades. Electrical rough-in, including lighting relocations, was completed, which led to an electrical inspection to ensure compliance with safety standards.

The next stages focused on key infrastructure updates. Plumbing and HVAC distribution were reconfigured, including the relocation of sensors to align with the new design. This was followed by inspections for plumbing and framing to confirm that these systems met regulatory standards. A consultant review was conducted to ensure that all construction work adhered to the project’s design and quality requirements. Insulation was then installed to improve energy efficiency and soundproofing before drywall was put up, followed by mudding, taping, and sanding to prepare surfaces for painting.

The final stages of the project focused on completing the interior finishes and installations. Measurements were taken for custom glazing, which was then manufactured and installed along with T-bar ceiling modifications. The rough-in for the sprinkler system was completed, followed by an inspection to ensure proper installation. Doors, frames, and millwork were installed, and flooring including carpet and luxury vinyl tile was laid. Plumbing fixtures were fitted, and electrical finishes were completed. Final checks included verifying the fire alarm system and performing paint touch-ups and baseboard installations.

The HVAC controls were finalized, and a thorough cleaning of the space was performed. Air balancing ensured optimal HVAC performance, and an air balance report was prepared. The project concluded with final inspections of electrical, low voltage, plumbing, and sprinklers, along with a final review by the consultant. The project was successfully completed, meeting all quality and regulatory standards, and the space was ready for occupancy.
