Pre-construction
Starting with a thorough pre-construction process, your project will receive the attention it needs.
We review the drawings and specifications for constructibility, value engineering and compatibility with the clients goals and wishes and finishing with an equally thorough deficiency process. Our early involvement in the project to lead and coordinate the consultants to plan and budget allows for mitigation of any risks, errors, and overruns, and maximize savings and efficiency.

Construction Management
A Construction Management contract typically gives the owner an option to begin a project before design documents are complete. As well, it also increases design flexibility during the construction phase and staged tendering to control the construction budget. Construction Management allows SCC to act as an Owner’s Representative to monitor and supervise pre-construction through to project completion.
Acting as an in-house construction team, SCC leads, facilitates, and coordinates the entire construction process between the consultants, sub-trades, and suppliers on behalf of and at the client’s direction.
Some of the many services we can assist you with include but are not limited to:
- More detailed budget preparation, cost control, and full project accounting
- Tendering includes complete and detailed scopes of work
- Subcontract negotiation, award, and administration
- Schedule control and sequencing of all construction activities
- Site set-up, supervision, and coordination of all site work
- Site safety planning and enforcement
- Project occupancy documentation collection, control, and submittal to consultants, municipal authorities and property management agencies
General Contracting
SCC also provides full construction services in the more traditional General Contractor role. This would include preparation of a detailed estimate and tenders per the design drawings and specifications prepared by the Consultants. Then SCC will review contract options – clients typically are provided with a choice of a fixed price or cost plus contract to complete the project.
As the General Contractor, SCC is responsible for delivering the entire construction of the project for the agreed upon price and schedule, barring any changes being made to the design and specifications, thus providing the client the advantage of shifting construction cost risks to the General Contractor.
